One of the hardest things to do for any general contractor is scheduling the project. When we first review our projects with our clients, we have the “dream” that the project will go smooth and easy, but in remodeling that is rarely the case. Scheduling a remodeling project is one of the most challenging aspects for a general contractor. While we strive to plan and organize every project meticulously, unforeseen circumstances can arise.
So, what are some things that could possibly delay your project:
Permits:
Most of our projects require permits. Permitting processes vary by town. Some building departments accept online applications, while others require in-person submissions. While most departments respond quickly (1-2 weeks), they have up to 30 business days to review applications. They may request additional information or documentation during this time. We work closely with our clients to expedite the permitting process, but it can be challenging at times.
Special Variances or approval from Town Departments other than the Building Department:
Sometimes once a Building Permit is submitted with your town, the town committees will ask for ore information or approvals from departments other than just the Building Department. Getting these approvals will delay the Building Department in issuing the permit, which is required for the project to start.
Special Order Materials
Special order items, such as cabinets, windows, and doors, can impact project timelines due to fluctuations in production, and shipping times. While most suppliers provide date ranges and average delivery times, unforeseen factors can affect the final arrival time. Our team proactively considers these timelines when preparing deadlines and schedules to minimize any inconvenience.
Scope Creep
As with any home project, you may request changes or additions as we progress. Unexpected issues may also arise. These changes will impact the initial project timeline and may affect the start date for subsequent projects. We strive to minimize scope creep and start your project promptly
Strain on the Industry
The contracting industry has faced a labor shortage in recent years, exacerbated by an aging workforce. This can impact your home remodeling project.
