What do I need a building permit for?

For most remodeling projects you will need a Building Permit from the town. There are some exceptions to this but the general rule is building permits are required to “construct, re-construct, alter, repair, remove, or demolish a building or structure; or to change the use or occupancy of a building or structure.

Some of the current exceptions to permitting that we work with can be minor and cosmetic repairs, painting, tile, and come cabinetry work, some projects with costs under $1,000

But most projects that you would be hiring a contractor for: Windows, Kitchens, Bathrooms, Deck, Additions etc… do require a building permit and inspections from the town.

Often our team finds homeowners surprised when we tell them that a permit is required on a project and will reference another project, they did with a different contractor who didn’t pull a permit. There is often a reason why a “contractor” would not pull a permit on a remodel they know every well requires one or ask you the homeowner to get the permit. They Can’t! They are either unlicensed or uninsured which could cause you some serious issues if there is ever a problem.

Obtaining the proper building permit is a critical step in the remodeling process. Building permits are essential to help ensure that work is being completed correctly and safely. The purpose of requiring a building permit is to prevent bad workmanship, which can lead to dangerous conditions. When an inspector reviews the work, he or she can verify that the code is being followed and vouch for the quality of construction. It is illegal and unlawful to complete work without first filing an application with the building official and obtaining the required permit unless the work is otherwise exempt.
