Project Spotlight: Hanover Dormer Project

With a second baby on its way this client in Hanover called the Almar team in to help reconfigure his existing Cape style home. The goal was to transform a long single bedroom on the second floor into two separate bedrooms, so that mom & dad could be on the same sleeping level as big sister and the new baby.

Because both existing bedrooms had slanted ceilings, we designed a dormer addition off the front of the house to add a little more space and some additional headroom. Once he determined how much additional space we could gain, there we tackled how best to split the existing space.

To split the existing space, we designed a new “Nantucket” style dorm to the front of

the Cape. By splitting the room, we were creating two small rooms, but everyone could be on the same level of the house. By utilizing Barn Doors on a track, we could cut down on the amount of floor space the new bedrooms would lose.

The design allowed us to reconfigure the space while keeping all the existing radiators in their existing locations,

which saved the owners a considerable amount of money in their budget.

And then in the master bedroom we took the wasted space in the dormers knee walls and created built in book cases for storage and to conceal the television electronics.

We created usable storage in another commonly wasted area in the angled wall above the staircase.

The schedule flowed smoothly because the homeowners were upfront with the team about their delivery schedule for the baby. This allowed us to build a schedule to try and get the majority of the “heavy” framing and work completed before the baby came home.  Conversely trying to meet the aggressive schedule was also a challenge.

Because we changed a fair amount of the layout on the second floor, the building department required the homeowners to install hardwired smoke detectors throughout the entire house. This added a little extra time

and money to the project, but the safety of the little ones in the house was well worth it.
